Choosing a Location for Your Commercial Laundry

Location is the first thing to consider when building or buying a new or used coin laundry.

Things to consider:

• Where is the laundry (going to be) located? Is it on a busy street?

• What are the demographics of the neighborhood? What type of customers is this store going to attract?

• On average 80% of a coin laundry’s customers come to a laundromat, because the coin laundry is closest to their home. How close is this store to your ideal customers?

• Is the store well-lit? Can it be seen while driving down the street?

• Is adequate signage available, or is it possible to install it? Are there any signage restrictions you will need to keep in mind? Will you need building signage? Street signage?

• Does it have easy access in and out? Is it handicapped accessible?

• Is ample off-street parking available? Is it easy to get into and out of the parking lot? Is there enough parking available for your highest traffic times?  

• What other types of businesses are located in the same area? Are these businesses that could increase or decrease business?

• What is the traffic count for this store?

• Where are the competing laundromats in the neighborhood located? What services do they offer and how might they impact the business of this potential laundry location?

• Is the store (or can it be) clean, well-lit and safe for customers? Lower income neighborhoods may need higher levels of security. Are women and / or families going to feel safe coming to this location? Will you need to install additional security features such as outside lighting, cameras, etc., to make your customers feel secure?

• Middle-class and upper income areas may often need additional services such as drop-off laundry or dry-cleaning. Are you willing and able to offer the additional services needed to draw in these customers?

• If the building owners want to lease, can you get a long-term lease with reasonable rent? Is there the availability of options to renew, and low rent increases?
